Answers to the questions we hear most from owners and developers planning a project, before and during a build.
Who actually runs my job if I hire you?
A principal of the company. The person who walks your property and prices the work is the same person on the site while it is built, and the one you call when something changes. We do not hand a signed contract to a project manager you have never met.
What does owner-operated mean in practice?
It means the owner is on the job, not just on the letterhead. You get his direct number, a weekly walk with him, and decisions made in the corridor the same day instead of waiting for a meeting. It also means the crews on your site work for him, so a date he gives you is a date he controls.
Do you install the furniture and fixtures too?
Yes. FF&E installation is one of our seven services. Our own crews receive the deliveries, check them against the purchase orders, stage them by floor, install and level everything, remove the packaging and punch each piece. A hotel room, a clubhouse, a store or a model home is turned over furnished, not just finished.
Which trades do you do with your own people?
Ten: excavation, concrete, framing, roofing, drywall, tile, stone fabrication, glazing, painting and millwork, plus the FF&E install crew. Electrical, plumbing, HVAC, fire protection and specialty work come from subcontractors we have worked with before, scheduled and checked by the owner like everything else.
How do you build a schedule?
Backward from the day you need to open, reopen or move in. We fix that date first, then work out what has to be ordered and built by when to hit it, starting with the long-lead items like storefront glass, case goods, tile and equipment. You see the schedule updated against what actually happened every week.
How do you price a project?
From a walk of the property or a full read of the drawings, not from square-foot rules of thumb. The number is built line by line from the real scope, with allowances only where a selection has genuinely not been made yet, and those are called out so you can see them.
Can you work on a property that stays open?
That is most of what we do. Hotels, apartment communities, stores and offices keep operating while we work. We close floors, units or sections in blocks, protect the paths guests and residents use, work the hours the property allows, and publish the sequence so your team can plan around it.
What is a PIP and do you handle them?
A Property Improvement Plan is the list a hotel brand issues telling an owner what has to be upgraded to keep the flag. We read the PIP line by line, turn it into a room-by-room scope with order dates, get the model room approved early, and run the floors so rooms come back on sale in a published sequence.
Where do you work?
We are based in Houston and work across the Houston, Austin, Dallas-Fort Worth and San Antonio areas. For the right project we travel further in Texas. The owner is on the site wherever it is, not only at home.
Are you licensed and insured?
Yes. We carry general liability, workers' compensation and the licensing each trade and jurisdiction requires, and we hand over certificates before we mobilize, without being asked twice.
What happens when something changes mid-job?
You hear about it from the owner, in writing, with the cost and the schedule effect and usually with options. Nothing is built on a change until you have approved it. Because the crews are ours, a change gets absorbed into the sequence instead of becoming a renegotiation with a subcontractor.
How do I get started?
Send whatever you have: a PIP, a plan set, a unit count, or just the address and the date you need to open. A principal of the company reads it, calls you, and comes out to walk the property with you. You get a number and a date from the person who will run the job.
