The first meeting decides most of a project. If the number is built from a walk of the actual property and a real read of the drawings, it holds. If it is built from allowances and a hope, it grows. Pre-construction with us is the owner of the company on your site, or across the table with your plan set, turning what you want to open into a scope, a number and a date.
We read a PIP line by line, walk every unit type, or take a set of permit drawings apart to find the questions the drawings do not answer yet. Long-lead items get identified and dated in this phase, because a piece of storefront or a container of case goods with a sixteen-week lead time decides your opening more than any trade on site does.
When the design and the budget disagree, you hear it now, with options, from the person who will run the job. That is where we protect the finish you chose and the date you promised your lender, your brand or your leasing team.
