Hotel renovation: from the model room to the first reopened floor

The first room we finish on a hotel renovation isn't for a guest. It's the model room, and the general manager, the brand's quality inspector and our superintendent stand in it together, checking the new tile against the sample board and the fabric against the swatch, before we touch the next room down the hall.

Why the model room comes first

A hotel renovation runs against a brand's property improvement plan, a list the brand writes room by room and corridor by corridor, down to the carpet pattern and the tile size. Before we release a single floor to the crews, we build that one model room and walk it with the general manager and the brand's representative. Every choice approved there, the grout color, the vanity light, the headboard fabric, saves a decision on every room that follows. Every choice rejected there gets caught before it multiplies across a hundred rooms instead of after.

A floor at a time, with guests down the hall

Unlike a property finished before it ever opens, a renovation happens with guests still checking in. We work the building floor by floor, sometimes wing by wing, so the hotel keeps selling rooms while we finish others. Framing repairs, drywall patching, tile and paint crews move through in sequence, and each floor gets sealed off and protected from dust and noise before the next one opens to the crews. Our project manager sets the floor release schedule with the front desk and the general manager, because a floor that reopens a day late is a room that doesn't sell that night.

FF&E follows the finish crew, not a separate schedule

Casegoods, beds, drapery, artwork, lighting and the lobby and breakfast furniture arrive timed to the floor being finished, not to a warehouse somewhere off site. Our FF&E crew receives each shipment, stages it and installs room by room right behind the paint crew, so the same people who set the furniture write the punch list and close it before the floor goes back to housekeeping. That handoff, finish crew to FF&E crew to housekeeping, is where a renovation either stays on the date or starts losing days.

Public spaces carry their own calendar

The lobby, the restaurant, the fitness room and the meeting space don't follow the guest room sequence. Each carries its own finish package, its own furniture order and often its own closure window, since a lobby renovation can't hide behind a closed door the way a guest room can. We schedule those spaces separately, sometimes overnight or in phases, so the property keeps functioning for the guests staying there while the work happens around them.

The week the floors reopen

The end of a renovation is a string of small deadlines landing together: the brand's quality inspection, the fire marshal's walk if life safety systems were touched, the last punch items closed, housekeeping restocked, the reservation system opened back up for the renovated rooms. We build that closeout as its own schedule, floor by floor, so the soft reopening lands on the date promised to the brand and the general manager. Staff training and stocking happen on the same calendar, room attendants walking a finished floor before the first guest does, so nothing about the reopening feels rushed from the front desk's side of the counter.
