Cold storage interiors: panels, doors, washdown finishes and offices
There was a chalk line across the floor of a leased warehouse bay we were called into last winter, and it marked where the cooler was going to start. Everything on one side of that line had to hold forty degrees with the door cycling all day. Everything on the other side was an office, a break room and a restroom built to an entirely different standard. That is the real scope of most cold storage interior work: two rooms sharing a floor, built to two different rule books, finished on one schedule.
Panels do the work the walls used to do
Inside an existing building, a cold room is built with insulated metal panels standing as a partition rather than as the building's exterior wall. The panels are thick enough for the temperature they hold and joined with gaskets and sealants that keep a continuous seal on the warm side of every joint. Warm, moist air that finds a path through a panel joint or a poorly sealed penetration condenses and freezes inside the wall, and over time that pushes the assembly apart. Every joint, every conduit penetration and every place a panel meets the existing structure gets detailed and checked before it closes up, because catching a bad seal during installation is far cheaper than catching it after the room is running cold.
Doors are where the temperature actually leaks
Every door into a cold room is a hole in an otherwise sealed box. Strip curtains, fast-acting doors and, on larger openings, an insulated vestibule between the cold room and the rest of the building keep the cold in and the humid air out while people and pallets move through all day. The hardware has to survive constant cycling and the occasional forklift bump, and it is picked for that duty, not for looks. We coordinate the door package with the panel installer early, because a door opening sized wrong after the panels are up means cutting into a sealed wall.
Washdown finishes for the spaces that need to be hosed down
Food service and processing spaces inside a cold storage bay need finishes built for washdown: FRP or epoxy wall panels, sealed and coved floor systems that run up the wall instead of meeting it at a joint, and drains sized for the actual cleaning routine rather than a general-purpose floor drain. Our own tile and floor prep crews handle that scope, built to the health department's and the tenant's washdown standard rather than a standard commercial finish, because the two are not interchangeable.
The office side gets built to a different code entirely
On the other side of the chalk line, the offices, the break room, the locker room and the restrooms are a normal interior build-out: drywall, paint, ceiling tile, standard lighting and HVAC sized for people, not product. The trick is sequencing two very different scopes on the same floor without one crew's work damaging the other, and keeping the mechanical separation clean so the office HVAC is not fighting the refrigeration load next door. Our framing, drywall and paint crews run that side of the job on the same schedule as the panel and door installation, so both rooms finish together.
Turnover means the cold room holds temperature, not just that it looks done
A cold room is not finished the day the last panel is caulked. We put a hold period on the schedule before the panels ever go up, so the room proves it can hold its setpoint with the doors cycling before we call it done. Not until that hold period clears do we start on the punch list, on either side of the chalk line.
