Office build-outs inside warehouses and industrial buildings

A tenant walks the warehouse floor, points at four hundred feet of open concrete along the front wall and says the offices, the break room and the restrooms go there. That line on the floor is where our scope starts. What happens on the rest of the floor is the tenant's business. What we build is the part of the building people actually work inside all day.

The office sits inside a shell that was not built for it

A warehouse shell arrives with one big conditioned volume, or none at all. Framing a two story office block against the interior of that shell means new stud walls, a suspended ceiling, lighting and outlets that did not exist a week earlier, and a mechanical system split off from the warehouse so the office holds its own temperature instead of drifting with the dock doors. Our framing, drywall and paint crews build that box inside the box, and the transition wall between finished office and open warehouse gets fire rated and taped before anything else happens on that side of the building.

Mezzanine offices change the math

A lot of industrial tenants want the office up and out of the way, on a mezzanine over part of the floor instead of taking up space at ground level. That means a steel platform, stairs, guardrails and a floor deck before framing even starts, and the stair location has to clear the tenant's equipment layout below and the sprinkler heads above it. We coordinate that platform with the tenant's equipment plan early, because moving a mezzanine stair after the platform is welded is a different job than moving a stud wall.

Glass, not just gypsum

Supervisors want to see the floor from the office. Glass walls and storefront-style partitions between the office and the warehouse are common now, and they carry their own framing, glazing and fire rating requirements that a solid wall does not. Our glaziers set that glass to the same schedule as the rest of the finish, so the office is not the last piece waiting on a separate trade to show up.

Power, data and the floor underneath it

An office needs outlets, network drops and lighting circuits the warehouse never carried. Where the slab is already down, that means trenching the interior floor for conduit runs before the finished flooring goes in, work our demolition and floor prep crews cut and patch cleanly so the new floor sits flat. Restrooms add their own plumbing runs back to the building's existing lines, and where the office sits far from the original stub-outs, that run is one of the bigger line items in the finish package.

Working around a building that is already running

Most of this work happens while the rest of the building is occupied or about to be. Forklifts keep moving, deliveries keep coming, and our crews build the office behind temporary partitions and dust barriers so the operation does not stop for the finish work. Our superintendent sequences the trades so the noisy framing and taping happen early and the quiet finish work, paint, flooring, millwork at the reception counter, lands last, right before the tenant moves furniture in.

The break room and the front door matter as much as the warehouse floor

A distribution building lives or dies on throughput, but the people running it spend their day in the office, the break room and the restrooms we build. A tired, dim break room and a front entry that looks like an afterthought say something to every employee who walks past it. We treat that finish package like the front door of a retail store rather than a leftover corner of a warehouse, because for the people who work there, it is the entire workplace.
